Well it sure feels like I am giving them away! Since the two Wigwam Annex units were completed in October, I have reduced them $50,000 each. That is $100,000 off my bottom line -which actually wasn’t much of a line anymore. I mean, this is a great deal and although people say they love them I have not gotten a contract yet. I am READY TO SELL my last two remaining units. And if you don’t hurry, I may just take them off the market and rent them out until people come to their senses (Can you tell that patience is not my strong suit?).
Here is the scoop. The Wigwag Annex has one upstairs unit and and one downstairs, they each have three-bedrooms and two baths – and are in a modern building ( RARE in Atlanta). The architecture is International Style and the same as the Historic Wigwam Building next door (one of the hundred most important Atlanta buildings in the century) and they are right down the street from Martin Luther King’s birth home in a great location in the Old Fourth Ward ( see my post on the Best Neighborhood in Atlanta) ; only one mile from Downtown.
Both units are open, airy and have a clean, very mid-century feel.
I have totally gone overboard with the finishes – which I am known to do…
There is a George Nelson Cigar Light hanging in front of the eleven foot corner window. I got to use the birch wood Minka Aire ceiling fans that I adore that match the birch window sills and go with the color of the cork flooring.
The construction was done “green”. There are double paned thermal low-e glass, energy wise stainless appliances, on-demand water heaters, Toto toilets with double flush design and lots more. These units share the love with a tropical courtyard with a palm tree fountain in the pond and a gas grill for those summer cookouts. There is a full basement in the original building that has a community workroom and even a dog wash facility!
The units also each get an individual 5’x8′ storage units for all your extraneous stuff. The condo fees are $240.00 per month and include insurance, maintenance, landscaping, and WATER! There is off street parking, but also I am holding two garages that you can snag for an additional fee. I could go on and on, but I won’t since you can get all the scoop and more pictures elsewhere.
I just don’t know what else to do. Whats wrong with you people? Do I have to go bury Saint Joseph in the yard? Are you all waiting to get your Bush tax rebate in June? I just can’t figure out what is going on here. It is a BUYER’S Market, that means you are suppose to be buying! I really think that in three years time these units will go up in value very quickly and could be easily be worth 350,000. How could you lose? Go ahead check them out, I promise you won’t be sorry!
